Les Coteaux: a municipality to consider
The municipality of Les Coteaux was officially formed in 1994, following the merger of the villages Coteau-Station and Coteau-Landing. It is located in the Vaudreuil-Soulanges MRC near Salaberry-de-Valleyfield, and is undergoing a transformation. Les Coteaux attracts new residents every year, with a majority of families. From 2016 to 2024, the population rose from 5,368 to 5,938 inhabitants, a growth of about 10.6% in 8 years.
According to the municipality, it is a favorable environment for families. Is this statement causing this growth? In my opinion, no. But there are objective conditions for this. The proximity of the municipality of Les Coteaux with Vaudreuil-Soulanges (less than 10 minutes by car) which offer employment opportunities in services and construction, makes it more attractive for families, particularly immigrants who are encouraged to settle in the region to meet the growing labor needs and who dream of their first home. The existence of a network of intermunicipal public transport facilitates mobility, allowing Les Coteaulois/es to enjoy nature while having quick access to large centers.
The population growth stimulated by nearby job opportunities creates favorable conditions for a dynamic real estate market that is favorable for both buyers and sellers.
